Overview

Land Securities is the UKs leading property company and is a FTSE 100 company. It owns and manages approximately 24 million m2 of commercial, retail and leisure property with a value of circa $18 Billion in London and across the UK.

Land Securities portfolio has been the subject of significant change over the last 5 years. Consequently, with high levels of acquisitions and disposals comes an increase in the number of suppliers and the inevitable fragmentation of any supply chain strategy. Market dynamics were exerting pressures on Landlords to deliver higher standards of service, at lower costs and with increased transparency. The scope of the project was to establish a new FM supplier for Landsec’s showpiece Bluewater retail destination (the largest in the UK) and for a number of its Retail Parks across the country. The total value of the FM contract would be circa $130 million over 5-years.

Evbex approach was to establish a number of suitable large FM providers that could deliver the entire range of FM services, including: Cleaning, Security, Maintenance, Guest Services and Grounds Maintenance to all retail sites within the portfolio. This included the transfer of circa 600 FM operational staff.

Following the initial Pre-qualification process, including interviewing a number of suppliers, Evbex recommended a select number of suppliers to be invited to tender. Evbex prepared the tender documents, including technical specifications and KPIs.

A key outcome needed to ensure that there were no cost increases and that the services to be delivered would offer exemplary customer services to attract customers to the retail parks and innovative current thinking. All of these objectives were achieved in the final outcome.
